Gated community set for Oneida
MALAD -- Three model homes are completed at Elkhorn Ridge Estates, a gated community in Oneida County, and developers will start their marketing drive next month.

Spokesman Wayne Schole said the first phase of development calls for 47 homes to be built at the subdivision, located 12 miles north of Malad near Devil's Creek reservoir.

The 200-acre project has been in the works for more than two years.
Schole said special features such as a covered bridge with a 16-foot steel chandelier, a bronze elk sculpture and a 162-foot American flag at the entrance to the development makes Elkhorn Ridge unique.

Designed by planner and sculptor Randy Chamberlain, Elkhorn Ridge is enclosed by a wooden and rock fence.
Utah-based Elkhorn Ridge Estates L.L.C. is headed by Wayne Palmer, a dealer for Whispering Creek Log Homes. The pre-fabricated log homes are manufactured in Pocatello.

The subdivision calls for private wells and septic systems for each lot. Lot prices start at $95,000. A recessed area on the northeast side of the development prevents building because of seasonal water runoff, but Schole said the area will be suitable for horse property.
Schole said Idaho Fish and Game was involved in the development of the former dryland farm property.

"We don't anticipate any interference with wildlife," Schole said.
Currently, Oneida County maintains roads to the area and snow removal will be provided by a private contractor.

Carol Caulford with the Oneida County Planning and Zoning Commission said two public hearings were held regarding the subdivision. The commission approved the project last July and the first building permits were issued in October of last year.
Major concerns about the development included water availability, increased traffic and deer migration, Caulford said. There is no open space requirement at Elkhorn Ridge, a natural mule deer migration area. But Caulford said some lots will be left open.

Water resource experts also recommended that private wells be at least 100 feet deep in the development.
Caulford said the second phase of development at Elkhorn Ridge Estates has not yet been approved by Planning and Zoning.
